Step 1
Putting your home on the market can be a stressful process, especially when you don’t know what to expect. Fortunately, with the help of an experienced team and this easy to follow guide, you can smoothly complete the process. Following these steps will help you prepare so you can get organized and sell your home for the best price possible.​​​​​​​
Step 1
We will meet for an initial consultation regarding the sale of your home. During the consultation, we will walk through your timeline, your goals for the sale of your home, how we can help reach those goals and go through what that process will look like.
Step 2
We will schedule our vendors to come to your home and start to prepare the home for going on the market. We will also schedule any needed repairs or quotes that will be necessary in reaching your goals for the sale of your home.
Step 3
After the pre-listing vendors are complete, we will put together a comparative market analysis based off of the comparable properties that have recently sold and also any properties that are on the market that will be competition for your listing. We will then use all of these comparable properties, plus the pre-inspection and quotes of repairs needed to competitively price your home to meet the goals and timeline that you desire.
Step 4
We will list your home privately within The Group. Our company hosts over 200 agents with a wide range of buyers that we can expose the listing to before going on the market. This is helpful to receive real live feedback from buyers before finalizing the price going on the open market.
Step 5
Our team will schedule and coordinate showings with potential buyers and their agents. We will provide all of the needed information to other agents, handle any questions that come in and provide you with all of the feedback received. Once an offer comes in, we will use our expertise to negotiate the best contract for you. Our goal is to get you a mutually agreed upon contract with the best price and terms for your home.
Step 6
Once an offer is accepted, the buyer will typically conduct a home inspection and an appraisal which are two contingencies we will most likely have to work through. We will guide you through this process, help address any issues that arise, and negotiate any necessary repairs or credits.
Step 7
Once we work through all contingencies, we will work with the title company, lender and the other agent to schedule and coordinate all of the closing documents and schedule the final closing. We did it!
Step 8
We are here for you long after the closing of your home. We will continue to check-in with you to see how everything is going and also be available for any questions or recommendations that you may need. This is our favorite part of the whole process!
